Part VIII Notice - Market Square, Ballyconnell
Part XI of the Planning and Development Act 2000 (as amended) Part 8 of the Planning and Development Regulations, 2001 (As Amended)
Market Square/Preaching House Lane, Ballyconnell, Co. Cavan
Pursuant to the requirements of the above, notice is hereby given that Cavan County Council propose to undertake the following works at Market Square/Preaching House Lane, Ballyconnell, Co. Cavan. The proposal is for the following;
- Demolition of existing derelict house to facilitate realignment of Preaching House Lane,
- Realignment and widening of Preaching House Lane (L-50532) including site development works, landscaping, kerbing, drainage, footpaths, public lighting and all associated services, above and below ground,
- Adaption of ancillary structures to the rear of dwelling house as a community storage facility
- Development of a new community space and gardens, including covered outdoor area.
- All ancillary site works necessary to facilitate the development.
The Development has been subject to an Appropriate Assessment screening in accordance with Article 6 (3) of the EU Habitats Directive (Directive 92/43/EEC) and the Planning and Development Acts 2000. In accordance with Article 81 of the Planning & Development Regulations 2001, Cavan County Council has concluded from a preliminary examination, that there is no real likelihood of significant effects on the environment arising from the proposed development and that an Environmental Impact Assessment is not required.
Any person may, within 4 weeks from the date of this notice, apply to An Bord Pleanála for a screening determination as to whether the proposed development would be likely to have significant effects on the environment.
The plans and particulars of the proposed development will be available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy during office hours at the Customer Service Desk, Farnham Centre, Farnham Street, Cavan or the Cavan-Belturbet Municipal District Office, Church Street, Ballyconnell, by appointment only, up to and including the 26th June, 2025. Written submissions or observations with respect to the proposed development, dealing with the proper planning and sustainable development of the area in which the development will be situated, may be made in writing, and submitted to Community & Enterprise Section, Farnham Centre, Farnham Street, Cavan or to https://planning.localgov.ie/enup to 4pm on 10th July, 2025.
Written submissions or observations received will form part of a statutory report to be presented to a meeting of Cavan County Council and also will form part of a public document. The information contained in submissions may be available for public inspection, to be published on the Council’s website and available at the Council’s public counter. Details, including the names of those making submissions, may be shared with relevant Council Departments or their agents involved in this Part 8 process.
